The Residential Tenancies Act was introduced into South Australia in 1978. At this point Landlords began to see the value in employing an Agent to manage
their Investment Properties for a number of reasons:

- Puts an independent 3rd party between Tenant and Landlord
We pride ourselves on tenant selection and assure you will receive professional service and advice throughout the duration of the tenancy to ensure your Real Estate Investment affords you optimum income.
Our services incorporate everything from, documentation, bond lodgement and initial inspections, to quarterly inspections, tribunal hearings and providing End Of Financial Year statements.
Our Property Managers are ALWAYS contactable on an After Hours Emergency number allowing us to promptly deal with any unexpected maintenance issues. We have a hand picked selection of Tradespeople who attend to our properties regularly. They have been chosen due to their reliability, quality of service, and of course, price but we are also happy to use your preferred Tradespeople if requested.
Service Summary
- Advertisements placed in ‘The Advertiser” classified rental section on Wednesday and Saturday with a corresponding viewing time. The address of the property WILL NOT be advertised so we are able to monitor the number of calls received and the interest in the property.
- Conduct Open Inspections as advertised along with private viewings for prospective tenants – before, during and / or after hours.
- Have prospective tenants fill out an Application Form. We are then able to complete all reference checks including employment and previous / current rental history checks.
- Notify Landlord of the prospective tenant’s application detailing all information for the Landlord’s APPROVAL or DISSAPPROVAL - you have the final decision.
- Complete all legal documentation
- Residential Lease Agreement
- Bond Lodgement Form
(Copies to Landlord & Tenant) - Collect the maximum BOND and the first two weeks RENT in advance – prior to the tenant being allowed to collect any keys. The Bond is then lodged with The Office Of Consumer & Business Affairs.
- Full Initial Inspection Report carried out at the beginning of the Tenancy accompanied by digital photographs.
- Provide The Landlord with a monthly statement detailing all payments made and received throughout the month along with transferring Rental Monies to the Landlord’s nominated bank account..
- Conduct quarterly routine inspections and report any maintenance to The Landlord promptly. Copy of Inspection will be sent to Landlord with End Of Month Statement.
- Arrange maintenance and repairs (once approved by the landlord), including work orders to Tradespeople, receiving and payment of accounts from rental funds, copy then sent to Landlord with End Of Month Statement.
- Pay Council Rates, Water Rates & Strata Levies from rental funds on Landlord’s behalf. We are able to have the bills redirected via our office for prompt payment.
- Serve all necessary FORMS as per the Residential Tenancies Act for any Breach of Agreement, Rent Increase, Lease Renewal or Notice To Vacate.
- Provide ongoing professional service & advice.
- All fees can be claimed as a Tax Deduction.
- Provide an End Of Financial Year Statement for taxation purposes.
