Meetings & Governance

We coordinate and manage all required meetings to ensure your Corporation remains compliant with relevant legislation. From preparing notices to chairing meetings and delivering minutes, we manage the process seamlessly, including through our online platform, where owners access documents and submit proxy votes digitally for more flexibility and engagement.

Financial Management & Reporting

We provide comprehensive accounting services, including the collection, banking, and accounting of maintenance contributions, levies, interest, and other amounts due to the Corporation. We manage account payments, prepare annual financial statements, arrange audits as required, and arrange the preparation and lodgement of the Corporation's income tax returns.

Repairs & Maintenance 

We work closely with the Corporation to identify required maintenance, repairs, and replacement of common property, including coordinating contractors, obtaining quotes where required, and arranging emergency works under agreed protocols.


We provide secure, 24/7 access to your Corporation’s records through our online portal and mobile app. Owners can view correspondence, financial statements, invoices, and levy histories, as well as lodge and monitor maintenance requests in real time. We offer flexible levy payment options, including DEFT, BPAY, and Australia Post, making it easy to keep up with contributions. All records and data remain the property of the Corporation, ensuring transparency, accessibility, and ongoing continuity.

Online Services & Owner Access

Insurance

As a registered insurance agent with multiple insurers, we regularly review coverage with the Corporation to ensure policies are appropriate and compliant. We arrange placement, renewal, and manage claims through to resolution. Horner Management charges a transparent insurance management fee instead of receiving commissions from insurers. This ensures our fees are based on the work required to manage policies and claims, rather than fluctuating with insurance premiums, while providing owners with clarity, independence, transparency, and a fully managed insurance service.

After-Hours Support

We have an after-hours contact for unexpected maintenance issues that require immediate attention, giving you peace of mind even outside regular business hours.

Additional Services

At the Corporation's direction, we can liaise with architects, engineers, surveyors, builders, loss adjusters, neighbouring properties, and other consultants as required to support the effective management of the property.
