BODY CORPORATE SERVICES

Meetings

Annual General Meetings ensure that your Corporation complies with relevant Acts and is an opportunity to discuss any pending matters. We can prepare and distribute notices, attend and chair meetings, take minutes, and issue them to all owners within 48 hours.

Insurance

Horner Management is a registered agent with multiple insurers, which means we can regularly review your policy to ensure you have the best cover and value for money. When necessary, we assist with the preparation, lodgement, and administration of insurance claims. 

Additional Services

We can assist with neighbourhood disagreements and circulate supplementary information under the Corporation's directions. We also have a black book of Architects, Engineers, Surveyors, Builders, Loss Adjusters to assist your organisations. 

Accounting & Auditing needs

We offer a wide range of financial administration services. Horner Management can collect, bank, and monitor and manage arrears and pay invoices. We can also handle the collection of special levies, interest accruing, or other amounts due to the Corporation. We prepare annual statements of the Corporation accounts, arrange an audit of the books as required, create budgets and prepare and lodge income tax returns. Horner Management manages your group finances with care and accountability. 

Repairs & Maintenance

Working under the instruction of the Corporation, we help determine what maintenance, repairs, and replacement of common property is required. We can also organise emergency maintenance and coordinate tradespeople.

We provide all our clients with an after-hours number for any unforeseen maintenance issues that need immediate attention.

PROPERTY MANAGEMENT SERVICES

We understand your investment property is a valuable asset, so we will always manage and maintain it as if it were our own. We have the highest standards in tenant selection and will advise you throughout the tenancy. 
 
We conduct initial and quarterly inspections, documentation, bond lodgement, and provide end of Financial Year statements. An after-hours emergency number is available for tenants, allowing us to deal with any unexpected maintenance issues promptly.

Our preferred tradespeople regularly attend to our properties and have been chosen for their reliability, quality of service, and value for money.  If you have your own tradesperson, we can also connect with them. 

INSURANCE

Body Corporate Insurance

Everyone needs insurance, and your Body Corporate is no different. In fact, under law, there are a number of reasons why you must have adequate insurance. As your Strata Manager, we can give you information and general advice regarding insurance policies, then arrange and pay for a policy according to your instructions. 
 
Horner Management is an authorised representative of CHU Underwriting Agencies allowing us to liaise directly to get the best cover. 

We promptly lodge claims on behalf of your Corporation, contact your insurer regarding existing claims, seek advice from them when you have queries. 

Landlord's Insurance

An investment property is an exciting purchase, so it's important to protect it against unforeseen repairs, possible loss of rent, and even any contents that belong to you that are inside. Landlords' insurance covers a property owner from financial losses connected with rental properties.
